1. Start with the land
Whether you already own a lot or you're still shopping, the property shapes everything: budget, design, and timeline. Things to evaluate early:
- Location and zoning — city limits vs. unincorporated county can change requirements.
- Topography and drainage — slope and how water moves across the site.
- Soil — Central Texas soils affect foundation design and cost.
- Access — can crews and deliveries reach the site?
2. Utilities and site work
Two homes can have very different budgets based on what it takes to make a lot buildable:
- Water and electric — connection or extension to the site.
- Wastewater — city sewer connection or a septic system, depending on the property.
- Site prep — clearing, grading, driveway, and drainage.
These items happen before you ever see framing, and they belong in your budget from the start.
3. Plans, engineering, and permits
You'll need a design, structural and foundation engineering, and the right permits. Requirements vary by city, county, and HOA, so we coordinate permitted work when it's required and bring in licensed trade professionals — electrical, plumbing, mechanical, and other regulated trades — as required by Texas law and local jurisdictions. We handle that coordination so it isn't on your plate.
4. Selections and budget clarity
Finishes — flooring, cabinetry, countertops, tile, fixtures — drive a large share of the budget. Deciding your finish level early keeps the project on schedule and the budget predictable.
It also helps to understand how the builder fee works. We use Flat Forty™: a $40/sqft builder fee, with a $50,000 minimum — builder fee only. That defines our compensation up front. To be clear, $40/sqft is the builder fee, not the total cost to build. Your total still depends on land, plans, site conditions, materials, labor, trade costs, selections, allowances, permitting, utilities, change orders, and final scope.
5. Working with a builder
The right builder coordinates the trades, keeps the schedule, communicates clearly, and stays accountable from start to finish. Ask any builder how their fee is calculated and when you'll know it — clarity up front is a good sign.
